Home Prices in Mission Viejo 5/28/2017
This week’s report on home values for Mission Viejo and surrounding areas homes is prepared by a Mission Viejo Realtor Tim Lorenz. The report shows the Orange County Median Prices for resale homes were up 4.7 percent, for new homes down 1.1 percent and for resale condos up 7.3 percent. The sales volume is down for resale homes 1.1 percent and down 6.6 percent on condos and up 28.7 percent for new homes.
•Mission Viejo Zip Code 92691 sales prices are up 6.7 percent and the sales volume is down 20.9 percent.
•Mission Viejo Zip Code 92692 sales prices are up 2.5 percent and the sales volume is up 35.1 percent.
•Aliso Viejo Zip Code 92656 sales prices are up 6.4 and the sales volume is down 15.6 percent.
•Laguna Niguel Zip Code 92677 sales prices up 10.9 percent and the sales volume is down 8.7 percent.
•Rancho Santa Margarita Zip Code 92688 sales prices are down 6.8 percent and the sales volume up 27.0 percent.
•San Clemente Zip Code 92672 sales prices are up 5.9 percent and the sales volume is down 9.6 percent.
•San Clemente Zip Code 92673 sales prices are up 4.0 percent and the sales volume is down 42.6 percent.
As is certain now the sales volume is down for most of South Orange County as well as the whole of the County. Even with that note that two cities Mission Viejo 92692 sales volume is up 35.1% and Rancho Santa Margarita sales volume is up 27.0. Yet sales price is up for all but one city Rancho Santa Margarita. What does that tell us? We have buyers and too few sellers.
