From the moment you walk in the Brookfield model at Potomac Shores in Dumfries, Virginia you will be impressed with what you see.

 

The Kensington II  is what is called a Jewel Box in the real estate model home world. It shows every option under the sun, and even some designer touches you cannot even buy!  As a new home buyer specialist, I like to walk the models with my customers and help them to understand what they can build for their budget and comfort level.

To frame your expectations this model home is available for sale and it priced in the high $800,000's! So when you fall in love with this home make sure you know what you are falling in love with! The base price for this home is $549,990, so it has over $300,000 worth of options and decorating in it.

I tell you this not to disappoint you but to help you to understand the why behind the model. It is the builder's showroom and allows you to see what is possible. Most new home buyers will spend between $75,000 to $125,000 in options above the base price. So you can expect the actual price to build a lovely Brookfield home in the mid to high $500,000!

Two of my favorite floor plans are the Torrington because it is an open concept home with only rooms you would honestly use. The home features a main level owner's suite with traditional bedrooms on upper level plus a loft area. This floor plan is not the home for someone looking for a formal living room and dining room this is a more casual as you live kind of floor plan. They another favorite of mine is the Waverly which features a more traditional living room, dining room and study on the main level and yet is a very open concept!

You got to admit that is seriously cool !!!

Brookfield Homes biggest selling point is their location in Potomac Shores in Dumfries, Virginia. Almost all their home sites are the wooded lots on cul de sac streets. This land that has never been built on and so it is a lush forest. You can find their homesites by driving down River Heritage Blvd. past the main entrance to Potomac Shores and right across from the street from John Paul Catholic School entrance.

Brookfield Homes has three cul de sac sections which eventually will be home to 110 new single family Potomac Shores Owners in The Woods Edge section, The beauty of how they designed these streets is most homes will back to dense trees!  Expect lot premiums in the 15,000 to $20,000 range for the nicest lots.

Brookfield will also have a future section call Woods Bend and will have another 51 lots further for future development.  Woods Bend will be a big loop cul de sac which will appeal to many because all homes will have a wooded view! So expect to see Brookfield homes in Potomac Shores for quite some time and with wooded view lots. I expect once their models are built in that section later this fall their prices will increase because of their lots.

Brookfield Homes at Potomac Shores in Dumfries has had a bit of a challenge since they opened. They have an extensive selection of floor plans, and I think their location being so far away from their lots has hampered sales. Also for the home buyer to walk into a model that it is stunning but is not what you get for let's say $550,000. The model is the jewel box it shows all the upgrades and designer touches for the consumer to see the possibilities. Buyers tend to fall in love what they see and then get disappointed when they realize they can't build a home in that price range.
