Should I Use a Buyer's Agent for New Construction in Boca Raton FL


new construction for sale in boca raton flThinking of buying new construction in Boca Raton FL?  Thinking of going directly to the builder?  They're advertising like crazy.  Stop - wait just a second!  

What most people don't realize is that the builder's agents, his sales people, are all working for him, the builder, not you.  These sales people are not on your side.  They are not your friends.  They are sales agents of the builder working for him.


Think you'll get a better deal if you go without an agent?  You'll save the commission?  No way!  Not a penny!  The builder will not reduce his price for the commission whether you show up with or without an agent.  


Do you need a buyer's agent for new construction in Boca Raton?  Absoutely yes!  


Why do you need a buyer's agent?  Because you need someone on your side.  Someone who is watching out for you, the buyer, and your best interests.  And, btw, the same holds true for new construction in Delray Beach, Highland Beach, Boynton Beach or Lake Worth Florida.  


buyer's agent for new construction in boca raton flI am going to share a true story that recently took place with a builder.  My buyers had purchased a home on a lake and were wanting to add a screened-in pool after closing.  The builder's rep told them they could not.  He told them that they "wanted to keep the look of all the homes on the lake the same," so no screens.  


When I heard this, the hairs on my neck stood up.  I got that funny feeling that I sometimes get.  I set out to research this and quickly found the answer.  This is one of those times where my background in court reporting paid off.  


I quickly learned that the buyers could, indeed, add a screen but that it had to be a certain height, color and material.  No big deal.  I emailed the builder's agent and told him he should read page so and so of the homeowners' documents, which he clearly was unfamiliar with.   Then I emailed the page to the buyers showing them it was ok to add a screen to their pool.  They were thrilled and the transaction moved forward.


If these buyers had gone with the builder's rep without a buyer's agent, they would have cancelled their contract.  By having me as their advocate, I was able to find out they could have what they wanted and fought for them, as they will tell you.  And it didn't cost them a penny!  


Do you need a buyer's agent for new construction in Boca Raton FL?  You bet you do!

Hi Elyse - excellent post. So many home buyers all over the country don't realize that it absolutely in their best interests to have their own agent representing them. The idea that the builders sales people are going to negotiate anything for them is just not so - they work in builders best interest. The is a must read for all people thinking about building/buying a new home.

There is some terrific education here for buyers interested in new construction. Most have no idea how it differs from buying a resale in terms of representation, and related matters. That's a great story that you shared as just one example of what can happen when dealing with a builder.

For goodness sake, an experienced agent will be your partner for the life of the transaction and building of your home. We have seen so many homes built over the years, there are things during the building process you as a consumer may not see but jumps out at us as "wrong". For a better-built home have a buyers agent walk through the process on your side people!!!

I see this often here, buyers that are convinced they'll get a better deal, when all they do is increase the builder's profit margin.  Our local builders factor in for a buyer's agent commission, and they also have an agreement as part of the Home Builders Association to NOT reduce commission for unrepresented buyers.  So why not have what you're already paying for if you're a buyer??

Hi Elyse,

This is a story that needs to be told over and over again.  I bought 4 new homes over the course of my life and prior to becoming an agent. I NEVER knew I could have been represented by an agent. I lived in CA in the boom years and developments popped up everywhere. Buying new construction was the same as buying a new car.... so I thought. This needs to get out to as many buyers as possible. 

I was very lucky. I was fortunate to have dealings with very reputable builders but you make a great case for being an advocate for the buyer.
