Question: Why Do I Need An Inspection - Aren't I Getting An Appraisal? 

 

Answer: An inspection and an appraisal are two entirely different things and are used for different purposes during the home buying process.  An appraiser can be hired by anybody, but for a home purchase that involves a loan, an appraisal is generally ordered by the lender to assess the market value of the property and protect the lender's interest in lending funds for the purchase.  While appraisals for certain loans such as FHA & VA loans have requirements to "inspect" certain aspects of a home, they are not a substitute for home inspections and due diligence.

Home inspections are not required by law in the state of Idaho, but an inspector is commonly hired by a prospective buyer to check out the condition and functions within the home that a buyer has under contract. Inspections are often made to be a contingency of the offer and it is a good idea to get them completed on any house you plan to purchase. The seller doesn't necessarily know about every flaw or issue within their home and an inspection or a series of inspections can help determine these items. Your inspector should provide a written report (often along with photos) and can assist you in developing a list of repairs or corrections that may be completed by the seller. Even if you don't request every item to be repaired or the seller doesn't agree to all the items, it can also be a form of a checklist to follow that provides recommendations and property maintenance as a new homeowner.  It's a good idea to be in attendance if possible when the inspector views and inspects the home. You can learn valuable information about the home you are contracted to purchase, prospective maintenance items and see first hand the conditions that the inspector will be noting in the report.

 

 

Question: Okay, that makes sense. But I'm buying a new home.  There can't possibly been anything wrong with my new home and therefore I don't need an inspection on that, right? 

 

Answer: Wrong. We highly recommend home inspections whether the home is existing or new construction.  Even though the city or county has sent their inspectors and has theoretically made sure that everything is up to code, and even if a builder or developer provides a home warranty with the purchase, it is a good idea to get a home inspection anyway.  Please read the below post that I wrote regarding this subject a couple of months ago.

Scott Godzyk , I'm not sure if it has to do with the fact that we work with a lot of FHA & VA buyers, but we have often heard confusion between an inspection and appraisal, which is why I set this post up this way. Thanks for commenting! -Kasey

Buyers need home inspections. Even when I sell my own homes I recommend the buyer get them checked out.

Kasey, loved this post, as I am just finishing up a VA loan deal I was surprised how much more detailed the VA appraiser was compared to the conventional loan appraiser needless to say my home inspector found a lot more things so it is critical to have a trusted home inspector, Endre

Right.  These are 2 different things and for different purposes.  And, an inspection is for the buyer, the appraisal is (mainly) for the bank.

Kasey - excellent post. I think buyers always need to get an inspection. You just never know what might come up. Was at one last night and the inspector uncovered that the deck is rotten and completely unsafe. Never would have known without having the inspection done!

Oh, what a wonderful post, Kasey!  And, I totally agree that everyone should have an inspection!  Some of the longest lists of items on an inspection report have been on new construction!

I think that is one of the most common mistakes I hear buyers make - oh, and they don't need representation when buying new construction.  Also, WRONG!!

Hi Kasey and John --- I have also noticed with first time homebuyers that confusion exists between appraisals and inspections.  So much of our role in real estate is education and your post presents the differences between these two distinct parts of the transaction very clearly.

Endre Barath, Jr. the VA inspectors do check for certain "safety hazard" type of things but it is certainly not a substitute for a home inspection. -kasey

Thanks Amanda S. Davidson. Yes, they can find issues even in well cared for homes that you don't expect.  We've had inspectors who found mold in new construction! -Kasey

Debe Maxwell, CRS the inspection gives a handy punchlist to the builder to finish up the new construction, lol.  They don't always like it, but it's a good thing to do before hand.  Yep, representation and inspections on new construction are both essential. -Kasey

Debbie Reynolds it is interesting that buyers get confused and think that appraisals and inspections are the same thing, but we've had to explain this on more than one occasion.  We also work with a lot of VA & FHA buyers and so it gets even a little more confusion because the appraiser does an "inspection" of sorts for the purpose of the loan, but it's still not a substitute for a third party home inspection. -Kasey
