Aloha from Princeville Kauai!
May really kicked it into high gear, ending the month with a total of 122 transactions, which represents a 44% increase over the 85 sales from May 16. Great way to head into the active Summer market. For June, the number to beat is 99, and here we are on day 4 with 12 sales already! For this week, we’re off to a good start as far as new condos to choose from, with 7 new listings, but only one new escrow. Single family homes did nowhere near as well. Here is your update:

Puamana 6C is listed for $395K. The seller paid $320K in 7/14. Hale Moi 108 is priced at $449K. The unit sold for $220K in 1/11. Hanalei Bay Resort 1525/26 was purchased for $525K in 4/06 and is available for $560K.
Sealodge A8 was purchased by the seller for $150K in 1/94. It is on the market for $629K. It was listed before from 12/06 to 1/07 for $749K. Plantation 1221 is on the MLS for $699K and sold the last time for $523,993 in 1/06.
Pali Ke Kua 242 has a price of $749K and was purchased by the seller for $555K in 5/04. It was previously listed from 10/05 to 12/05 for $975K, from 12/05 to 11/06 starting at $975K and ending at $925K, from 6/07 to 12/08 during which time it went from $899K to $800K and finally from 3/14 to 9/15, starting at $749K and ending at $719K.
Pali Ke Kua 208 was listed back in 05/06 for $1.450M and is now listed for $1.299M. It sold for $245K in 12/88.
Contingent:
Pali Ke Kua 238 is in escrow priced at $699K. The most recent prior sale was for $559K in 4/13.
Sales:
Mauna Kai 6A closed at $405K while listed for $425K. The seller paid $180K in 4/82.
Nihilani 26B sold for $575K cash while listed for $579K. The seller paid $679K from the developer in 12/06.
Price Changes:
Leasehold Pali Ke Kua 1 reduced by $10K to arrive at a new price of $152,700. The condo is currently under contract so maybe they are reducing to match the online offer.

After 454 days, with a list price of $699K, 3807 Iluna Place is expired. The last sale was in 2/02 for $360K.
That’s it! Like I said, not much happening in the way of single family homes this past week.
