"Experiencing" a listing while it is for sale.

Real estate agents list a home, then put it on the market for sale.Simple, right? It goes on the MLS (multiple listing service) for all to see and calls come in to view the home.

But there's more to it than that: agents will spend quite a bit of time at the listing.

They might hold an "open house" or two, although many agents with several listings often have another agent on their team sit the open house for them.Many times, neighbors and other lookiloos come to view the home at the open house, but it is also a sales tool that agents use to attract those who are unrepresented to purchase either this or another home. Still, often an open house results in buyers making an offer right on the spot.

Other listing agents have a "brokers open" especially when it first comes on the market to show other agents. This is a great way to show agents at a pretty fast clip what is new on the market. Often this results in a sale because those other agents have buyers waiting for a certain type of property and this might be it.

Then, of course, the home is shown to qualified buyers who show an interest. The listing agent might have his/her own buyers and so will show the property personally; or it might be another agent calling to make an appointment to see it with their client.

Once the listing agent is under contract with a buyer, whether our own or through another agent, going to the property doesn't stop there. There are inspections, a second look to "measure curtains", and then the final walk through. If everything goes smoothly according to the contract, the listing agent can finally turn over the keys to the new buyer.

YESTERDAY WAS ONE OF THOSE DAYS I "EXPERIENCED" ONE OF MY LISTINGS ON THE OCEAN.

This is a "selfie" I took from its front yard - or is it backyard if it's right on the Ocean? Anyway, it was a beautiful day, and I thoroughly enjoyed "experiencing" my listing.

Yes, we might spend quite a bit of time at our listings. That being said, I can tell you that there is no listing in my town with a backyard like your listing!

Hella- this is great information to share with buyers and sellers alike to let them know what agents do!  There are many who don't realize that it's more than just putting that For Sale sign out there.

Chris Ann Cleland - You are so right. I asked my seller what she especially liked about this oceanfront house and she said standing in the kitchen, cooking meals for friends and family, and looking out over the ocean from the kitchen.
