The Saga of the Sleeping Appraiser

The story begins on a Tuesday evening around 7pm when I receive a call from a guy who introducing himself as the appraiser for the property I have listed. I had been wondering where he was as we were getting a month into the transaction and drfinitely due for the appraisal to happen. We chatted a bit and set a time to meet the next day between 1-3pm. He said he would call me when he was 20 minutes or so out so I could meet him there.

sleepingNow....I have always met the appraisers for the properties I have listed. I think it is important to do so. I prepare a package for them listing all the updates and any receipts I have along with what I used as comps when I listed the property and why. Over the years it has saved me a lot of headaches. Back to the story...

I planned my following day so that I could leave on a moments notice during the time we discussed. The time came and went. I left a voice message with no response. I then left a text still no response.The next morning I called again. Oh.... who is this again? What property? What was our conversation? Oh sorry I left that file on my desk. We ended it with juggling times to meet 

Around 4 o'clock I drove by the property and saw someone laying down on the front steps. It is a middle of the row townhouse with 4 steps up to the landing. On the landing was a man sleeping. I parked my car and walked over and asked who he was. I am here to appraise the property and am waiting for my office to call me with an access code to the lockbox.

He was disoriented as I asked questions so I made a call to the company he was with to check him out. He WAS the appraiser. I hung around as he did his measurements and he seemed to have woken up a bit by the time he was finished. He apologized for his demeanor earlier and said he would get this done right away and that all looked good.

Now I am waiting for the apprisal to come in so I can end this story.

I think it is going to come in just fine.

I have a little secret.  I worked at a software company for 8 year, while also continuing to sell real estate.  I often burned the candle at both ends.  During my lunch hour at the software company, I always caught a little nap in one of our small conference rooms.  He may have been catching a power nap.
