If you're not interviewing... you're struggling.

I still have the best job in the world.  I love what I do, and I feel I do it well.

If you're doing it right, this is one of the few jobs in the world where you're constantly interviewing to be employed.  If you're not interviewing... well, then you're probably struggling.

Each and every day, when talking with friends, acquaintenances... people we meet in restaurants and stores... they are potential buyers and sellers.  Everything we say to them, could be the reason they "like" us, to use the Facebook metaphor, or the comment that comes back and bites us in the hindquarters.

Once we've gotten that opportunity to sit with a buyer or seller... we interview again.  Chances are, in many cases, they're interviewing more than one of us.  Are you glib, seat-of-the-pants, thoroughly prepared?  What's your style?.

Do you dress for an interview.  Jeans and a clean shirt, business casual or are you buttoned up in a business suit??

Worth a thought, no?

I finally sucked it up and decided to not put clients in the car and go off showing before having a "buyer consulation" first this past Sunday.  It had been years since I have done this and in 15 years I had only 1 buyer agreement, which I didn't hold my clients to since the perfect house for them was new construction with a builder who didn't cooperate.  So, this past Sunday, I changed it up.  I had 2 buyer consult appointments and asked both of them to "employ" me to be their exclusive Realtor.  And guess what?  I have two new clients who said, "Yes!"  and who signed the Buyer representation contract.  I've been doing things all wrong! It's never to late to fix your business and do things better!  Now, I'm designing a full presentation to accompany my scripts.

Alan- you make an excellent point!  When I used to staff companies back in Houston, I viewed everyone I met as someone who might be looking for a job, might be hiring, or know someone.  So yes, I interviewed all of the time.

well I'm not in a suit.  LOL  Of course my market is a business casual kind of market with stomping around on lake lots daily.  

And yes I'm prepared.  In fact I met someone new today from a FB group who told me I was recommended to them by lots of neighbors in the house they rented for the week VRBO.  I love that I'm very community involved because you're right you never know who might be a potenial client.
