When you're preparing to sell your home, you'll want to make sure everything is as up-to-date as possible. Your AC units, whether they're window units or central air conditioning, need to be functioning efficiently in order to improve the value of your home. In order for your air conditioner to function well, you need to maintain its coils, filters and fins.

Below is a maintaining guide suggested by Cool Times Air Conditioning, a Brisbane based air conditioning specialist to help you keep your AC running efficiently through the years, no matter which air conditioner types you have. When your AC has been maintained, the people who are hoping to buy your home won’t have to worry about replacing the units within the next few months or years.


Coils and Coil Fins


Over the months, the evaporator and condenser coils can gather dirt and dust. This dirt makes airflow less effective and makes it difficult for the coil to absorb heat. The coil should be checked annually and cleaned whenever it’s dirty. When the condenser coils are outside, it’s easy to see if they’re dirty or dusty. Wherever the coils are located, it’s a good idea to limit how much debris can get to them. For example, if coils are outside, keep foliage trimmed back and away from it. It’s easy for coil fins to get bent, which can also block airflow. Invest in a fin comb to comb back the fins when they get bent. Keeping the coil fins straight is an important part of air conditioning maintenance.



The best thing you can do for your AC is clean and replace the filters. When filters get clogged and dirty, the air can’t flow efficiently through the system. When there’s something in the way of airflow, dirt can be carried to the coils, which makes it difficult for the AC to absorb heat. This makes the AC unit work poorly. When you clean or replace a dirty filter, your AC will work better and use less energy.


When it comes to a central AC unit, the filters can be found in the return duct. Often, filters are in the AC unit itself or in the furnace, wall or ceiling. In a regular room AC unit, the filter can be found in the grill. Central AC units can be more difficult to care for than window AC units, so you may want to invest in professional air conditioning repairs, especially if you’re hoping to sell your home.


While reusable filters can be cleaned, other filters have to be completely replaced. Either way, the filter should be cleaned or changed every one to two months during the season when you’re using the AC. If the AC is constantly on or if you have pets in the home, it’s possible that you’ll need to clean the filter even more frequently.


Window Seals for Window Air Conditioners


Before you install your window AC units each summer, check out the seal between the AC and the window frame. You want to make sure that the seal will come in contact with the AC unit’s metal casing. If the seal is damaged, this will cause cool air to escape from the home. When you’re going to be selling your house, you won’t want the new homebuyer to have to repair the seals.


Hiring a Technician

If you don’t have the time to care for your AC unit, you may want to hire a technician to come for routine inspections. They will make sure the AC has the right amount of refrigerant and that it’s not leaking. They’ll make sure there’s no air leakage and that the coils and filters are clean. They can also make sure that the thermostat is working accurately to give you a good idea of the temperature of your home.


Protecting the Value of Your Home


If you neglect your AC, it will noticeably decline in functionality through the years. If your home’s buyers have to replace the AC units in the near future, this can reduce the value of your home. Keep up with routine maintenance to extend the life of your AC as long as possible.
