You are giving us "fake news" proclaimed this young couple looking to buy a home. They were just not getting that they could not have me call the seller and ask if they would accept the amount they were willing to pay. If you did not, please read Part 1, Please do so now to catch up.

 

Now that you are caught up, this would be buyer was not giving up. They drove here to wait until I called the seller to ask what they would take for their house. Well good thing for all involved I already had. I told them about the couple who was interested, but would not take the time to sign an offer in writing. Who would not get a pre qual letter from their bank and did not want to put any money down on a home.

 

The seller chuckled as he knows what a real and valid offer is. He completely understood and said exactly what i thought, it is not an offer unless done right. That he would not tell anyone what he may or may not take unless they make a valid offer.

 

Sure enough as I got up to leave for the night, the buyer was outside in the rain waiting for me. "When was i calling the buyer?" he asked. I let them know i did. That the sellers instructions are to put all offers in writing, accompany them with a pre qual letter and a deposit and they will promptly answer it.

 

 

The buyer was not having it, he mumbled about more fake news and left. I have a feeling there will be a part 3 for you all....

This buyer does not surprise me.  In certain areas that I work in, there are many foreign born buyers who come from cultures where you would deal directly with the seller and haggling is a way of commerce.  Sometimes, when I'm the listing agent, I hear very similar things from (usually unrepresented) buyers.

Hi Scott - That's what I expected. I'd be hoping there wasn't a part 3, too - there will be plenty of legit buyers for that home.

Scott Godzyk We once had buyers on a seller-carry transaction show up with a cooler full of quarters for the down payment. The attorney sent them to the bank to turn it into a check.


Later... we found out those quarters were stolen from cash machines in Oklahoma, where the buyer had driven an armoured car and serviced cash machines. He just took off after work one night, taking the money with him.


Had he let his wife do the driving here, he'd have been OK, but he got into a fender bender and wound up in prison.

I'm looking forward to part 3. I'm also wondering what the issue is with the buyer agent. Why didn't they go back to their agent so he/she could write the offer? Something else must be going on behind the scenes.
