May was an odd month for sales in this range with only one house settling but with plenty of action and many homes going under contract and with plenty of pending sales.

As can be seen the house which settled took 48 days to sell was originally priced at $639,000 and sold for $585,000 after a price reduction to $599,000, this house was in Tredyffrin Township. 

There are 16 homes with pending status, 2 in Easttown and 14 in Tredyffrin Township, prices range from $524,500 to $600,000, both the lowest and highest priced homes are in Tredyffrin with the two Easttown homes falling in the middle range. Average days on market for pending homes is 52.

What is the difference between "Days on Market (DOM) and Property Marketing Period (PMP)?

Days on market is the days for this multiple listing identification number, property marketing period is the days for a specific address unless a property is withdrawn for more than 30 days. Why is there a difference? Many agents will re-list a property when they reduce the price so they can say their statistics are such and such of original listed price when it sells, sometimes a seller will change agents and does not want to wait 30 days to re-list their property.

Currently there are 19 homes actively for sale of which 4 of these are under contract, 3 in Tredyffrin and 1 in Easttown Township. Prices range from $500,000 to the top of our range $600,000. The average number of days for these homes to be listed is 86.

Whilst inventory is generally thin, some areas of the market have plenty of homes available. Some may have been on the market longer and not be attracting so much interest and may be open to an offer. Great Tredyffrin Easttown real estate market report, Nick!  

We have 'cumulative days on market' (CDOM) as part of our data (like your PMP) and it really does help to show our sellers (and buyers alike) the REAL data. They see the national (syndication sites) which only show DOM and are often fooled by the averages until they see the 'real' data!!
