This was one busy week, particularly for condos with 5 new listing, 2 escrows and a total of 9 closings – possibly the highest number of Princeville condo closings I’ve seen since I’ve been doing this blog! Condos are hot, hot, hot and will probably get only hotter as we head through the summer. Take a look:

New Listings:
Bank owned Nihilani 26C, the largest model in the complex, is available at $654,900. The seller purchased this unit from the developer in 12/06 for $864,610. Also listed in Nihilani is unit 32B, which just sold on 4/17 for $589K and is already back on the market with a new price of $655K.
Puu Poa 102 returns to the market priced at $1.299M. Purchased in 7/13 for $920K, this unit was listed before from 11/16 to 5/17 for $1.299M. Puu Poa 114 also returned to the market with a price of $1.299M. Purchased for $870K in 9/12, this ground floor unit was listed before from 10/13 to 10/14, starting at $1.250M and reducing to $1.199M, from 12/14 to 3/15 for $1.265K, reducing to $1.145M, from 5/15 to 10/15 for $1.110M, again from 2/16 to 9/16 for $1.1M and most recently from 3/17 to 5/17 for $1.1M.
Nihilani 18A came on the market showing as sold for $595K so you’ll also see it under sales. The prior sale was for $330K in 5/12.
Back on the Market:
Puu Poa 301 went into escrow on 5/9 but fell out and is back on the market priced at $1.349M.
Contingent:
After 290 days, Puamana 23C is in escrow while priced at $429,500. The last sale was for $65K in 8/99 for a leasehold property which converted to fee simple in 8/00 for $35,700. Hale Moi 108 took only 7 days to go into escrow priced at $449K. It sold for $220K in 1/11.
Sales:
Priced at $375K, Paniolo 204 sold for exactly that. The seller bought the unit for $212K in 11/09. Hale Honu 3A sold for $359K while priced at $389K. The condo was purchased previously in 1/02 for $145K.
Hale Moi 105 sold for over asking at the unusual price of $401,808 while listed for $395K. The prior sale had been for $75K as a leasehold property in 12/88, converting to fee simple in 8/04 for $45K. Sandpiper 231 found a buyer at $430K while listed for $439K. The prior purchase was in 4/12 for $228K.
Puamana 12A sold for $460K in 2/16 and closed this week for full asking of $595K. Hanalei Bay Resort T33 sold for $525K while priced at $539K. This unit was purchased in 6/03 for $379,367. Pali Ke Kua 205 was priced at $1.299M. It sold for $1.1M. The seller bought this unit in 6/98 for $345K.
As noted above, Nihilani 18A came on the market showing as sold. Nihilani 22B was offered at $599K and sold very close to asking at $595K cash. The last sale was from the developer in 11/06 for $680,300.
Under Contract:
Alii Kai 2104 moved from contingent to under contract and should be closing soon. It is priced at $549K.
Price Changes:
Hale Honu 5A made a price reduction to $349K from $359K. The previous sale was in 2/14 for $252K. Now on to your Princeville single family home update

4537 Emmalani sold as land in 6/93 for $165K. The home was built in 95 and came on the market for $888K. It was listed before from 9/14 to 4/15 starting at $965K and reducing to $945K.
4170 Kalani Place is newly listed for $1.379M. The seller paid $1.2M in 10/05 for this home.
Sales:
4856 Pepelani has a new owner at $755K. The asking price was $784,900 and the previous sale was in 9/95 for $225K.
5109 Iolani sold for $766K while on the market for $799,900. It sold before for $895K in 10/05.
4183 Mahina Place sold for $1,262,500 while on the market for $1.350M. The sale before this was in 6/06 for $1.6M.
Under Contract:
3581 Kaweonui, priced at $1.699M, moved to under contract from contingent.
Price Changes:
5295 Pokii Lane is on the market for $1.375M, down from $1.499M. The seller paid $600K in 1/16 then gutted the house and added on to it. 4026 Kaikioewa Place reduced by $10K. The home sold for $1.070M in 3/15 and is listed for $1.385M.
Whew! That was a lot of activity for one week. It pushed the number of sales so far for this month to 42 as we strive to meet or exceed the 99 from last June. I’d say at this rate, there’s no doubt the market will accomplish the goal.
