Staging FAQ’s-Is There Anything I Should Do Before My Staging Consultation?


One of the questions I’m often asked by agents and sellers is what they should do before the consultation. If you stop to think about it, you’re about to allow a stranger into your home to possibly tell you things you home staging to do listmay not want to hear.

You have every reason to want to know what to expect but also how you can make the most of your consultation.



8 Things to Do to Get the Most From Your Consultation...




1.Stop worrying

I’m there to help you get your home sold, not make any judgements! All I ask is that you help me help you.  Start looking at your home as a that you will now need to style and market.

Put aside for now memories of all of the family parties and dinners, or the special wall paper that you drove everywhere to find.

You’re moving soon and you can take those memories with you.


2.Remove any distractions that would prevent you from focusing on the consultation.

If you have children who will need your attention, arrange for babysitter to watch them or have your consultation during school hours. Pets can be distracting as well, so it’s better to have someone take them for a nice walk or kennel them.


3.Pick up and clean what you can so I can see what we have to work with.

It’s not necessary to start moving and packing everything (yet) but clean and straighten up so your consultation time won’t be eaten up by my telling you to do what you already were going to do.


4.But, don’t touch anything else!

One of my clients greeted me at the door and said she’d given away most of their items so I could have a clean slate!

Part of my goal is to save you as much money as I can by using what you already have.


5.Put that paint brush down!

Let’s put our heads together to decide what colors will work best with your house and appeal to the most buyers. A fresh coat of paint always freshens a house but let’s make sure it’s one that will enhance your space.


let your stager speak6.Put on the back burner your desire to show me what you’ve learned on HGTV.

I love some of the shows and learn many things as well, but right now, you’re paying me for tips on how to help you.



7.If you want to have a friend over for moral support, hand them a pen and pad and ask them to take notes and say nothing.


This could fall under the category of a distraction IF you don’t ask your friend to zip it during the consultation.

On one of my consultations, the friend chimed in with everything I said. The poor seller who was going through a rough time ran into the next room in tears.


8.Write to Remember.

Write down what we’s your game plan. I will always be a text or phone call away but you’ll still need your notes.

Grant Schneider there is a show that I don't think is on anymore but the hosts were so mean in speaking about the homeowners.

Michael Jacobs it's been a blessing in that it spreads the word about staging but the downside is that people forget that it's a television show.

Chris Ann Cleland a friend asked me to sit in because I knew the agent. I told the agent not to worry...I was going to just sit there and keep my mouth shut. 

Belinda Spillman I can understand, especially if the seller is on their own and under stress, but their friend needs to stay quiet.

Kathy these are excellent tips of pre-staging consultations.  I especially like the idea of sellers not having 'distractions' whether that would be kids or pets. And just about everybody thinks they're an expert after watching HGTV!!  LOL

Nice article Kathy Streib I added it to my list on home staging over at Listly.  I especially love the tip on putting the paint brush down!

I often meet with sellers after they put a fresh coat of paint on or are in the process and they have made less than ideal chocies it either color or finish.  Don't paint your walls with a semit-gloss..... please, please, please, its horrible to photograph and it highlights every imperfection!
