Why Get an Energy Audit During a Home Purchase?  

 

During the process of buying a home, a home inspection is typically performed.  A home inspection is designed to uncover defects, or things that might not be working correctly.  A home inspection is not designed to show the efficiency or life expectancy of any system or component as per the American Society of Home Inspectors.   An Energy Audit is designed to reflect that information and more. 

 

An Energy Audit looks at a home as a "system" not just a home.  The system has different components that work together toward energy efficiency.  If one system isn't performing it will reflect on the entirety of the system.  

 

When an energy audit is performed a contractor performs several tests that are NOT included in a Home Inspection.  A blower door test and duct blaster test are performed among other visual inspections.  Those two tests alone will reveal if the home is "leaky" and if there are potential leaks that can be repaired to seal the "envelope" or home's exterior.  Much more is uncovered, so watch the video below for details.

 

There are several components to an Energy Audit.  Air flow and pressure, energy efficiency,  moisture,  and air quality are issues that can also be uncovered, both good and bad in an Energy Audit. 

 

Corbett Lunsford explains this in his video below.  Having met Corbett on his "Proof is Possible Tour" last October, 2016, was a pleasure and a big lesson in energy efficiency, even though it's my specialty in real estate. 

 

 

Recommendations can be very inexpensive and the soluation does NOT always include new windows and doors.   An energy audit will include a report that is third party verified to ensure quality control. Contractors included on the utility websites will receive a subsidy from the utility  provider for the home.  

 

The really neat thing for consumers is that the energy efficiency is the sideline goal for accomplishing an air tight home with good air quality. Most people don't think about air quality but if you tighten a home and provide good air flow, you'll accomplish good air quality.

Great post Jan. Why don't more homeowners of buyers get this done? I guess that would be a little difficult for a home buyer to get this done if it's not a home inspection....

It's not difficult to get an energy audit performed.  I provide complimentary energy audits. They are only $99 in SRP ad APS territory.  They can go on those websites and order one. I have them performed simultaneously, the home inspection and energy audit.  The energy audit results are fed into a computer and the results put in a report that comes out a few days later, plenty of time to do one in the inspection period.

I seldom hear people talk about an Energy Audit.

Yet, it could make a big difference in the yearly expense of the home.

The low-hanging fruit on a list of recommendations can be quite inexpensive. More insulation usually pays off within less than a year & over & over after that. Sealing & caulking: same thing. Sometimes, the windows are still fine, but they were not installed right. No triple-pane window can keep out the cold, when it has an inch gap all the way around.

You're correct about insulation unless it's spray foam, that's a 3 year payback.  Sealing and caulking are great and inexpensive.  Light bulbs make a big difference, too.  Triple pane windows for cold weather might be great as your climate zone appreciates those better than ours.  Your heating season is longer than our cooling season, so the pay back for windows is 17 years+.  Here we install sun screens to shade the hot west and south sun from windows, stops the heat gain before hitting the windows.  Our windows are so mild that we rarely turn on our furnaces in Phoenix.  Thank you for commenting!

Pat Starnes thank you for reading and commenting.  Yes, it's great information and we talk about the results.  A recent veteran added the green features into his energy efficient mortgage so no out of pocket expense, but immediate energy savings.  He's saving more than he's spending on the sun screens, extra insulation and duct sealing!

Years ago, our area adopted the Northwest Energy Code, and took it to extremes. Homes had to be wrapped in plastic under the siding. There was little if any ventilation. "Gotta seal those homes up tight!"

You mentioned balance, and that was lacking. The result was mold - and rot.

I recall one house where the mold actually grew on the outside (I have no idea why).

Yes, you have to have good air flow and quality in homes that are sealed that tight  Marte Cliff .  Interesting to hear about mold on the outside.  Unless it was north facing moss?!

Jan - it was black mold, and it filled all the spaces between the studs. I didn't ever drive around the back to see if the entire house was moldy - what was visible from the street was south facing.


Knowing who the contractor was, I think there was no sub-sheeting under the sheeting on those walls. I don't know why it happened, but it sure did look strange.
