Does Home Staging Guarantee A House Will Sell Faster?

Home Stager with Sharon Tara Transformations

Many stagers and real estate agents make the claim that home staging gets homes sold faster.

"Less time on the market " is the phrase most commonly used.

The truth is, there are no guarantees with home staging.

The reason for this is simple....

there are far too many factors that can extend time on the market that  home stagers have no control over.

The Price Isn't Right

If the home is priced too high, no matter how good the staging, it's not going to sell. Staging creates value, but it doesn't justify an unrealistic price.

Location Location Location

No matter how gorgeous the interior, a beautifully staged home sitting next to a chemical manufacturing plant is going to be a hard sell. Home staging can't reduce heavy traffic on a street or the terrible smell from a nearby dump.

Home staging won't change wetlands restrictions or home owner association rules.

Home staging won't silent noisy neighbors.

Maintain and Market

Stagers have no control over how well homeowners will maintain the new "show ready" condition they have created.

Stagers have no control over how well the agent markets the home.

As a home stager I can't guarantee you a faster sale.

But, I can guarantee you a much higher probability of a faster sale.

  • Home staging highlights positive features and minimizes negative features of the home.
  • Home staging minimizes confusion for buyers by defining each room's floor plan.
  • Home staging creates the condition most buyers want - "move-in ready ".
  • Staged homes have more visually and emotionally appealing mls photos.
  • Staged homes receive more calls and show better in person.
  • Staged homes appear more spacious.
  • Staged homes are perceived to be well maintained and therefore more valuable.

According to RESA (Real Estate Staging Association)

staged homes spend 90% less time on the market.

Although I won't guarantee I will get your home sold faster,

I hope you now better understand the value my services provide.

I believe that staging makes a huge difference.  The buyers just feel happier when they view a staged home and happy is good!

Sharon staging makes such a huge difference in all of our homes.  And like you said the 'rest of the package' needs to be inline as well as staging alone won't sell a home.

Hi Sharon -- staging helps but it's not a magic elixir that cures all.    Smart post.

Hi Sharon - You're right that there are no guarantees, but If I were a betting man - and I am - I'd bet that a staged home is going to do better than an unstaged one almost always.

Sharon- you've said it well!!!  Case in point is a home I consulted on...updated, beyond clean and excellent condition.  Only needed a few changes. BUT one side was on a busy and loud street.  All things being equal, though, staging has every chance to get your home sold faster.

William Feela  If all else falls in line, yes it will!

Belinda Spillman  Whatever their initial feeling is when they walk in the door (good or bad) they carry it with them throughout the house, looking to validate it.

Anna Banana Kruchten, CRS  Alone staging can't perform miracles but teamed up with a good price and location it's very powerful!

Michael Jacobs  Thank you. I once wrote a post about staging not being a magic pill.

Dick Greenberg  I would agree with that.

Kathy Streib  Quite often the staging can offset the negative aspect too. You just never know, but having the best visual and emotional presentation is the best bet!

Staging makes a much better presentation, opens the mind and the pocketbook to better offer. It may increase the time frame too.

Hi Sharon

We all know there are no guarantees, but with everything in place, including a beautifully staged home, the seller increases the chances of a quicker sale and a great price.

Jeff Dowler  Preparation is so important. Too many sellers make the mistake of underestimating the need.

People are trained to look at staged furniture through defects by looking under the carpet of staged furniture see if there are any hidden evidence. Furthermore, they like to see antique furniture at staged homes paid by listing agent(hopefully).

Sam Shueh  A professional stager will not suggest hiding defects under furniture and/or rugs. We suggest repairing the defect. It's always in the best interest of the seller to repair or replace rather than try to deceive potential buyers.
