While everyone has certainly heard of Washington, D.C., Old Town Alexandria and Fredericksburg, few folks are familiar with King George County, where it's easy to enjoy a peaceful, affordable lifestyle, just 50 miles south of the Washington, D.C. Metro area.

And if a 50 mile commute by car isn't your cup of tea, no worries...just hop on the commuter train and head to work, no worries about traffic, rather, just sitting in a comfy seat, reading the morning paper or answering emails from your phone or tablet, actually enjoying your morning commute.

Many people have no clue where King George is, even if you draw them a map.

Most folks HAVE heard of Fredericksburg, VA though, and if you locate to the western end or central part of King George, VA, you are just a few minutes from Fredericksburg, which is a quaint, historic town full of good restaurants, unique shops and a great Farmer's Market.

Just over the county line in King George, you'll enjoy super low taxes, helped in large part by an innovative landfill which converts methane gas into electricity, which is then sold.

When it comes to housing, Northern Virginia folks have a hard time believing what they can get for their money by moving 50 miles south.  And they are impressed when they hear you can live in King George and be just minutes away from Wegmans.  For those of you who have a Wegmans in your area, you know what I am talking about!

King George VA can be the perfect location for so many reasons, including access to the water.  Whether it is a home on the Potomac or Rappahannock Rivers, a creek or a private lake, King George is the place to head if you want water access or water views.

And by boat, it's easy to travel to DC or south to the Chesapeake Bay, on to the Atlantic Ocean.  Imagine just stepping on your boat any evening you wish to visit one of several local waterfront restaurants for dinner.

If you're already employed at or soon to be heading to Dahlgren, the Naval Surface Warfare Center, a premier research and development center that is a specialty site for weapon system integration, then King George is the place to be.

Take a look at what you can get for under $400,000 in King George - in a waterfront community with a private beach and tennis court, as well as a community boat ramp.

So, if you're intriqued enough about what you have heard thus far about King George county, and want to see what it is like in person, give me a call.  I'll happily play tour guide.  And if you would like to see what you can get for your housing budget, you can start your search right here at King George Homes for Sale.

Hi Susan

This is a wonderful introduction to King George for those not in the know. I had heard of it from my time in DC but have never visited. Sounds like there could be some great opportunities for living a life away from the city!

King George seems like such a beautiful place!  I need to visit your blog more often for sure!  I LOVE your profile, especially when you describe what you will do for clients, I wish I could steal it and use it on mine, haha.

Susan Haughton - I've been to Alexandria and Frederiscksburg too; however, I never heard of King George until now. I liked the video very much and feel I would enjoy visiting in person too.
