  Having been real estate agents a very long time andPurple envelope part of our continued marketing efforts include our monthly purple envelopes with different targeted messages to different groups in our data base...mmmm how we love the results and the people who are in the varying data bases as a sort of "Make new friends but keep the old" sort of marketing mantra.

    We now get first time buyers that may be  second or third generation from our original sphere...OR friends thereof....consistency in marketing is an invaluable tool. 

        Our first time buyers are often newlyweds...or recent graduates...they come from friends, our sphere of former Sellers and our data base of professionals with new employees....never overlook a marketing opportunity !

   Sky rocket   With sky rocketing rents....many first time buyers find it difficult to save much or any money for a down payment.   Does that mean that never if  programs that can be used to make that first time home purchase a reality.

HI Sally and David... no downpayment needed for VA loans, USDA, and others... but buyers shouldn't forget about the need for closing costs.

Good point Nina Hollander that and the whole process of buying is part of our initial discussion...Some loans allow wrapping closing costs into the loan as well.

Good morning, Sally and David -- it's good to know the different financing options available for buyers so they can be referred to the right lender match.  I have never been involved with a USDA loan whether representing a buyer or seller.

I thought the purpose of the downpayment was to put some skin in the game.  Is the taxpayer (when I say that I mean me) backing all this "free" money?

No Jay Markanich not at all....there are many that are privately funded for example Medical residents/graduates that have spent a  zillion dollars learning how beter to take care of us...can now get a loan with the lender concentrating on income rather than education debt. No taxpayer is footing anything...private lenders are funding these programs.

Sally and David as you well pointed out there are still loan programs that do not require a down payment if the Borrower qualifies for them.  A knowledgeable Loan Originator will point them in the right direction.
