Looking for a career that doesn't include math? Forget Real Estate! Not only do you need a basic knowledge as to how to calculate a Buyers debt to income ratio and their house payment you also need to know things like square feet in an acre, price per square foot of a building and on and on. PLUS you need to know your Addition.
Even in a small town/city like Minot ND it helps to know your ADDITIONS. To the right, highlited in yellow is Minot's Riverside Addition. I recently listed 323 NW 4th Street... also known as Riverside Addition Oen's S/D Portion Of Lot 1 Block 2 Lot 1. And you thought 2 + 2 type of addition was a pain in the butt.
The Riverside Addition to Minot ND was platted out in the 30's give or take a few years. It has taken a beating over the years due to flooding in 1969 and again in 2011. While all the lots are mapped out as above only about a dozen have not been purchased by the City for past and future flood control.
My listing at 323 is safe from the latest rounds of flood control as they will be building/enhancing the dikes around it thus it will actually be a very prime property with river views from two sides.
323 NW 4th Street Minot ND has just been completed as a re-build. It is zoned as R3, multi-family or multi-generational home. There are two bedrooms upstairs and one bedroom downstairs. The corner lot has great views of the river from two sides. You can do a video walk through with me HERE!
Math and Additions, you get it all here in Minot Real Estate.
I have also entered this lesson into Liz and Bill Spear 's Active Rain Challenge. I'm sure you can find many more Real Estate math lessons if you join me at Active Rain.
