6/19/17 there are currently only 18 listings in all of Canyon County that are bank owned properties for sale.
Canyon County is west of Ada County and the prices tend to be a bit lower than Ada. Canyon County has it's own industry, but it tends to also be a commuter city/county for those who work in Boise or Ada County and when prices rise in Ada we find more buyers heading west to Canyon to find more affordable homes. Canyon County has an estimated population of 207,478 according to the official county site and includes the cities of Nampa, Caldwell, Middleton, Melba, Wilder, Notus, Parma & Greenleaf.
Foreclosures used to be in abundance here in the Treasure Valley, but as the economy has grown, the housing market has stabilized and then appreciated, foreclosures have become few and far between. As you can see, in a market where there are 1,475 properties for sale in Canyon County (this includes all types - residential, income, land, etc) only 18 of them are listed as foreclosures. 10 of those 18 are lots in the same subdivision.
Besides these 18 which are showing active on market, there are currently 4 pending, for a total of 22 bank owned properties right now in all of Canyon.
