How do you choose the best Door County condominium deal?  

 

First, we start with your specific circumstances for purchase.  Are you looking to offset your purchase with rental?  If so, we can take several of the upper end developments OFF your list, because Hidden Harbor, Crows Nest Estates, Hidden Maples, The Oaks Mariners Point and several others have rental restrictions that are purposely prohibitive for rental.  Those developments were created for privacy and exclusivity.  Others, like Skogland, Timber Ridge Estatesand Birchwood Villas allow rentals, but their polices differ.  

 

The Yacht Club at Sister Bay has a liberal rental policy, which will help offset your purchase (right on the water!) but prices are higher there than other smaller rental developments.  Things like amenities encourage rental...pools, fitness centers, or walk-downtown locations.  IF RENTAL IS IMPORTANT TO YOU WHEN PURCHASING A DOOR COUNTY CONDOMINIUM, please contact me.  I've been involved in the start-up and sales of several condominium developments, and I can help.  If you're thinking hotel condominium for rental purposes, I'll tell you the truth.  Some make money, some do not.  We currently have some lovely hotel condominium units available for sale at The Birchwood Lodge, but with a hotel condominium in Door  County, the purpose should be to OFFSET your purchase price--not plan on becoming a rental millionaire.

Do you want to pay for amenities?  If you have four little girls under the age of five (true story), then a pool in the summer is a big deal.  If you like to get away in the winter and enjoy year-round amenities, then you might really enjoy Northhaven Condominiums or Cottage Glen at Ellison Bay, with indoor pools and fitness centers.  However, maybe that tennis court (and its maintenance in your annual dues) really isn't important to you.  Maybe you KNOW you're not interested in a pickle-ball court and don't want to pay for same (extremely popular in Door County).  Remember, dues are a recurring expense, and they differ with every development in what they cover.  We KNOW Door County condominiums, and we can help you narrow your search.
