How Much Will I Make on the Sale of my Home
As with home buyers, there are multiple costs a seller will need to pay in a real estate transaction here in the Carlsbad, and it’s important to understand what to expect so there are no, or few, surprises during the process.
If you are selling your home but also plan to buy, you may be interested in learning more about the buyer costs in a real estate transaction.
Your listing agent should review some of this with you, of course, and answer any questions you have, including providing an estimate of net proceeds.
Keep in mind these real estate transaction fees will vary depending on where you are selling the property, perhaps the type of property (condo vs. single family detached home), and other factors. Also, not every fee you might need to pay is included here, and some items are negotiable between the buyer and seller.
Here’s a list of possible fees you can anticipate, depending on the property and what’s negotiated in your contract with the buyers:
Real Estate Broker Commission
HOA fee – prorated for the month of closing
HOA Transfer, Demand and Document Preparation Fees (paid up front)
Loan payoff including reconveyance, penalty, interest, and other fees (if any)
Property taxes that are due (pro-rated through date of closing)
Termite Inspection and Section 1 Repairs
Home Warranty
Title Insurance Premium for Owner’s Policy
Escrow fee (seller portion)
Document preparation fees (e.g., Grant Deed and other documents that need to be recorded for seller’s benefit)
Any liens and assessments due
County Transfer Tax ($1.10 per $1000 of sales price)
City Transfer Tax (varies by community, if any)
Courier fees (to pay off that loan you have)
Notary Fees (per signature)
Document Recording fees
