A common question from buyers is "Do I need a home inspection?" Watch our short video with Nick Vandekar, Tredyffrin Easttown Realtor with Long & Foster Real Estate, Inc. in Devon PA who tackles this simple question from several different angles.

The purpose of a home inspection is to make sure the home has no material defects or safety issues that can affect the value or safety of the home. The general buyer doe snot have the experience to know the condition of a home. An agent, even an experienced agent is not a home inspector with the experience of inspecting multiple homes a week.

So the easy answer is to protect yourself and your investment is to always carry out a series of home inspections. These include:

  • General home inspection
  • Radon
  • Wood destroying insects often referred to as a termite inspection, but also include carpenter bees and other wood destroying insects
  • Structural
  • Stucco and other veneer facings
  • Boundaries survey
  • Water and wells
  • Septic tanks
  • Mold
  • Zoning

Many people think new construction does not need to be inspected because the local township or authority is checking the work and issuing a certificate of occupancy. However we have had many new homes inspected by clients only to find issues in the construction process that need to be corrected.

It can be easy to be misguided in saving a few hundred dollars to waive the inspection process but there are many stories of issues being uncovered during the inspection process that have saved the buyers hundreds of thousands of dollars.

I certainly wouldn't buy a home without an inspection.

Great video. You are a natural in front of the camera!

Sharon Tara thank you, but it has taken a while to relax, I still catch myself doing things like chewing my lips as I think what I am going to say.
