Aviara is a resort residential community in South Carlsbad 92011, a planned community anchored around the Park Hyatt Aviara Resort (formerly the Four Seasons), the Four Seasons Residences, and the Aviara Golf Club. Aviara Point is one of the communities in the master HOA for Aviara.

Where is Aviara Point Located?
Aviara Point is located just west of the Park Hyatt Hotel and south of Aviara Parkway. The community can easily be seen from the hotel rooms, restaurant terrace, and their manicured grounds, and a short drive or ambitious walk. Two other gated communities are adjacent on Black Rail Court– Viaggio and Marea.
What’s it Like to Live at Aviara Point?
Aviara Point is an exclusive luxury gated neighborhood of around 60 1- and 2-story custom homes on large lots (there are some undeveloped lots, too), built along Aviara Drive on a hill offering views to the west of the ocean and golf course, and to the east of the golf course (the 3rd and 5th, and the 7th and 8th holes) and Park Hyatt Hotel and the Carlsbad hills beyond. The top gate opens to Black Rail Court with access to Aviara Parkway; the bottom accesses Batiquitos Drive.
Aviara Point homes are spacious, most offering living space from about 2800 SF up to around 7600 SF with substantial view lots. Aviara Point is part of the master Aviara HOA, but there is a sub-HOA as well as in other Aviara communities. Residents pay HOA fees (for the Master and Sub-HOAs) and Mello Roos, a special type of property tax.

What’s Near Aviara Point?
As noted, the Park Hyatt Aviara Resort is close by, offering upscale dining (Vivace), a world-class spa (I know, I’ve been a bunch of times), special events (the upcoming July 4th fireworks are especially popular), a few high-end retailers, and a terrific place to take out-of-town guests and friends to enjoy the views from the terrace.
Golfers will appreciate the Aviara Golf Club, an Arnold Palmer-designed 18-hole course, which also offers fine dining at the Argyle Steak House with views of the golf course and the Batiquitos Lagoon.
The Batiquitos Lagoon is close by, a nature preserve offering miles of walking and hiking trails. Carlsbad beaches are close enough to enjoy ocean breezes and views, and are about 2 miles west by car.
There is abundant shopping, dining, and services in the La Costa area along El Camino Real, about 2 miles to the east.

What Schools Will Aviara Point Children Attend?
Children living at Aviara Point will attend the top-rated Aviara Oaks Elementary and Aviara Oaks Middle Schools in the Carlsbad Unified School District, located about a mile to the east toward La Costa.
What’s the Aviara Point Housing Market Like?
Homes at Aviara Point are the most expensive in Aviara. Currently there are 3 homes listed for sale, ranging in price from $2.1 million to $3.5 million. Because of the nature of the community and the size, inventory of homes tends to be low. There have been no MLS listings sold in 2017, with only 1, at $2.2 million, in 2016.
