Bryant Tutas I am sure you might be able to sell HER on this, but where are you going to find this buyer that has $32,000 in the bank and is willing to pay 6% interest with a 5 year balloon? This might be an option here in Colorado where income derived from the legal sale or ownership of anything in the marijuana industry is prohibited from being used for a traditional mortgage but I am not sure that there are too many of these buyers around to make that scenario work...

I've actually done quite a few of these. We have many people that have been through short sales that have accumulated cash but can't qualify for a mortgage. These seller financed deals are no qualifying. Just need income and cash. They work great for all parties.
Great creative solution and where you've done it before you can show the benefit in real life.
