Bridgewater Townhomes with Garages in Pasadena
I was just thinking about the Bridgewater townhome complex the other day and then a new listing popped up on my multiple listing hotsheet. Funny(and you may be thinking yeah and a little odd too) how that happens at times. So I decided to take a look at market activity in this small Northeast Pasadena (zip code 91104) townhome complex.
I am going to share information about the townhomes, the new listing along with a recap of sales for the previous six years. Statistical information in this report has been gathered from our local multiple listing service(mls) and may not include all transactions. That covers a lot of time but as you will soon see...not a lot of activity.
Bridgewater is a 24 unit townhouse development on the north side of East Washington Boulevard between Allen Avenue and Altadena Drive built in 1985. The residences at Bridgewater are multi-level with two master bedroom suites and a total of two-and-one-half baths. There are fireplaces, vaulted ceilings, laundry connections on the same floor as the bedrooms, a front patio area and a balcony off the dining area. Each townhome has an attached garage with direct access to the unit. Approximate square footage of the units range from 1100 to slightly over 1200.
The location is quite convenient to numerous shopping, dining, recreation, entertainment and cultural destinations. Transportation via the Foothill(210) Freeway or Gold Line light rail is easy accessible too. Many of the units at Bridgewater have views of the San Gabriel Mountains. There is a spa in the complex.
As is the case with many Pasadena townhomes with garages, turnover has been rare. The Bridgewater townhome that just came on the market for sale has 1102 square feet and a wrap around patio plus balcony. It is offered at $479,000. It's an end unit so there are extra windows that make it especially light.
There have been no mls-reported sales this year. In fact, there has been no sales in the complex since 2015. That year, a unit sold for $430,000(list price $425,000) in May. It was the same approximate square footage of the newly listed unit
Prior to this, the most recent reported closed transaction was in 2012 - a unit sold for $315,000(list price $299,888).
Although prices have risen in recent years, I imagine this Pasadena townhome with garage at Bridgewater will be at top of many townhome buyers’ must see list with a list price under $500,000.
To give you an idea of the market, there are currently 35 Pasadena townhomes with garages on the market for sale as of this date of this report. Ranging from $459,000 to $2,932,990, they are in neighborhoods throughout the city with approximate square footages from 750 to over 3700 and from two to five bedrooms.
