Waters End is located west of the 5 freeway and just east of the railroad tracks at the corner of Avenida Encinas and Poinsettia Lane, a major exit off the 5 freeway, and about 25 miles north of San Diego.

Waters End is a modest-sized, resort-style community near the beaches in South Carlsbad offering 2-story single family detached homes, built in 2003 and 2004. The community is less than a ¼ mile, as the crow flies, from the ocean. Waters End offers plentiful green-space, several recreational areas, a pool and spa, tennis, a playground, and places to walk your dogs. The neighborhood is close to shopping, dining, major commuting routes (the Coast Road, the 5 freeway) and the commuter train (at the close-by Poinsettia station for both commuter rail and Amtrak).
Waters End has 2 main gates for public access off Avenue Encinas, across the street from the Kaiser Permanente facility; there is additional gate access only for residents as well as pedestrian gates for those choosing to walk to the beach.
Waters End offers several different floor plans, with homes ranging in size from 1987 SF up to 3042 SF, with 3 to 5 bedrooms and 2 ½ to 4 baths. HOAs are approximately $195/month with relatively low Mello Roos fees.
What’s Going on Near Waters End?
Obviously the big attraction is the Carlsbad beaches so close by. Being so close to the Coast Road provides a good opportunity for walking and bike riding. The Park Hyatt Aviara Resort is several miles east with a world class spa, some high end shopping, and upscale dining. The Aviara Golf Club, with its 18-hole Arnold Palmer course, is adjacent to the hotel, and the Batiquitos Lagoon with a new Nature/Visitor Center offers miles of walking trails and gorgeous views.
There’s a shopping center just down the street with Ralph’s, ACE Hardware, Pelly’s Fish Market and a number of other retailers and services. Poinsettia Community Park is about a mile away, and the TGIF Concerts in the Parks take place on 2 successive Fridays there in the summer. Cape Rey, the popular Hilton Hotel, is baarely a mile down the Coast Road offering Chandler’s Restaurant, a host of activities during the year, and a wonderful spa.

Children who live at Waters End attend the highly rated Carlsbad Unified Schools. According to the district site the schools are Pacific Rim Elementary and Aviara Oaks Middle School. There are 2 high schools to choose from in Carlsbad.

The housing market has shifted pretty dramatically in this community since the recession During that time short sales and REOs were not uncommon. That’s no longer the case, and prices for Waters End homes has risen substantially in the last several years.
Currently there are only 3 homes on the market at Waters End, priced from $1,020,000 to $1,250,000; 2 homes are pending, 1 with a contingency. So far in 2017 we’ve seen 7 Waters End homes sell, with an average sales price of $1,030,714. These homes were only on the market for an average of 19 days.
