This is a real estate market activity report for the condos in Old Pasadena located at 80 North Raymond Avenue, a 24 unit condo complex built in 1996. In this report, I will share sales information regarding activity so far in 2017 along with a recap of the five previous years. Statistical data has been gathered from our local multiple listing service(mls) and may not include all transactions in the complex.
Are you looking to live in a vibrant urban environment? Do you want to be steps away from abundant shopping and dining? Does living close to multiple museums sound appealing to you? Does the idea of going to a movie sound more appealing if you don’t need to worry about finding a place to park? Would you like to have light rail access practically at your doorstep? Can you imagine a summer concert in the park just up the street? You can do all this and more when you choose to live in the Old Pasadena neighborhood.
You won’t find long, dark hallways at 80 North Raymond Avenue. Step through the distinctive entry gate and discover an attractively landscaped courtyard with fountain. There are multiple floor plans in single to multi-level configurations ranging from studios to two bedrooms and a den(often referred to as three bedrooms). The interior spaces can be quite dramatic with open floor plans, high ceilings, abundant windows and intimate outdoor spaces(this feature varies by unit). Some units even have views of City Hall or Memorial Park. Parking is secure at ground level.
As you might imagine, turnover in this small Pasadena condo complex has typically been rather low.
There is currently one unit available for sale at 80 North Raymond. Newly listed, it has two bedrooms/two baths is two levels with approximately 957 square feet and is available for $649,000. In February, there was a mls-reported sale of a one bedroom/den/one bath floor plan with approximately 818 square feet which sold for $580,000(list price $549,900).
There were two sales according to mls records in 2016. In June, a two bedroom, one bath single level with approximately 998 square feet sold for $608,700(list price $575,000). A three bedroom/two bath multi-level floor plan with approximately 1488 square feet sold for $810,000 in August. It was originally priced at $838,000 and then reduced to $798,000.
In 2015, there were three mls-reported closed transactions. They ranged in sales prices from $485,000 to $785,000 with an average price of $623,333(median sales price $635,000). Each sold above list price for an average 100.97% of last list price. The average price per square foot was $550.02.
There was one sale reported in 2014. This was a two bedroom, one bath floor plan with approximately 818 square feet. It sold for $435,000(list price $400,000) in November.
In 2013, there was one unit sold. This was a three bedroom multi-level floor plan. With approximately 1516 square feet, it closed for $640,000(originally listed for $668,000 and later reduced to $649,000) in May of that year.
2012 was a relatively active year in the complex with four sales reported. The sales ranged from $424,000 to $635,000 with an average price of $557,000(median $584,000). They sold at 98.98%(two of the four sold in excess of list price) of last list price and for $413.32 per square foot on average.
