What Can I Do to Attract Buyers?

Make your home inviting, unlike any others on the market. You don’t have to mirror what you see on Reality Home Buying Shows. Remember, people are coming to see your home for a reason.  It may be because buyers want children enrolled in schools, location, neighborhood amenities, parks & recreation, shopping, easy transportation, to be close to family and friends, etc.

REFRESHING

Inside should look, smell, feel, and be fresh. Stay committed to operating an environmentally sustainable home. Keep in mind, you’re not entertaining guests, you’re enticing buyers to buy! Appeal to their senses. Give your home a healthy check-up – clean and disinfect. Keep food odors, dirty clothes, and pet smells out for good during the home buying process. If you have mold, mildew, or any other unusual smells detect and remedy the problem right the first time. In Texas, review the Seller’s Disclosure. According to Luke 8:17, “Nothing is concealed that will not be revealed, nor secret that will not be known.”

COST

Buyers are passionate about getting their needs met and want to make a wise investment. You are not the host but your home is having a direct relationship with your kitchen, living room, bedrooms, floors, bathrooms, etc. Quality matters. An owners neglect shall detract. Pride of ownership attracts.

SPACE

Space matters. “Two’s company, three’s a crowd.” It doesn’t matter how many chairs and pieces of furniture you need or own, buyers want open spaces and to feel comfortable in their surroundings. For better or worse, unique features stand out. Focus on updates, minimal but comfortable furnishings, clever color schemes not screaming colors or mismatched materials. If your home advertises a Guest room, does it feel soothing with nice comforters, bright pillows, and relaxing? Whether relatives come to visit and stay overnight or not, buyers are thinking about what will guests think of their new home?

 

CLEANING SUPPLIES

Throughout the home buying process, use nontoxic, environmentally friendly cleaning supplies. Keep products stored where buyers are sure to notice. Being consistent with cleaning products that work effectively introduces buyers to their new home and most will not hesitate to pay well for their investment. Raise the bar higher than your competition!

Hi Patricia, great advice to home sellers. It starts with the exterior of the home and follows throughout the interior. Something as simple as cleaning top to bottom can make a huge difference. 
Using nontoxic cleaning supplies is a great suggestion. I would refrain from plug-ins and candles, especially the flowery scents.

Beth Atalay - Yes it always starts with the exterior and works its way inside because that's what buyers see first. There is nothing worse that artificial scents and nothing else compares to true green clean!

Buyers do like open spaces. I tell sellers to store it and their hard work will pay off. Vinegar is a wonderful natural cleaning agent.
