Pasadena Condos at 484 East California Boulevard in Madison Heights Neighborhood
This is an overview and real estate market activity report for the condos located at 484 East California Boulevard in the Madison Heights neighborhood of Pasadena. In this report I will share information about the complex as well as sales activity so far in 2017 with a recap of sales for the previous five years. The statistical information included here has been gathered from our local multiple listing service (mls)and may not include all transactions in the complex.
484 East California makes a distinctive and bold architectural presence from its location at the southeast corner of California Boulevard and Los Robles Avenue,. Built in 1983, the 45 units include a variety of single and multi-level floor plans with two or three bedrooms and up to two-and-one-half baths. Approximate square footage of the units range from just under 1000 to over 1700 according to public records. Interior features(which vary by unit) include large and abundant windows, high ceilings, skylights, fireplaces and open floor plans. Some have treetop or mountain views.
The popular Pasadena Madison Heights location is highly convenient to the Playhouse District, South Lake Avenue, Paseo Colorado and Old Pasadena where you will find a vast selection of shopping, dining, entertainment and cultural options. Transportation is also easily accessible via the Arroyo Seco Parkway(110), the Foothill(210) and Ventura(134)freeways as well as several Gold Line light rail stations in Pasadena. California Institute of Technology(Caltech), Pasadena City College(PCC) and Fuller School of Theology are nearby.
The gated complex boasts reflecting ponds throughout which is complemented by mature landscaping. A pool, spa, barbecue and lounge area is located at the southern portion of the complex. Parking is in a subterranean garage accessed by residents via an elevator in the center of the complex and off Los Robles Avenue for vehicles.
There are currently no condos available for sale in the complex and there have been no sales reported in 2017.
There were two mls-reported closed transactions in 2016. In July of that year, a two bedroom single level unit with approximately 1065 square feet closed for $555,000(list price $538,000). A two bedroom multi-level unit with two bedrooms/two-and-one-half baths and approximately 1278 square feet sold for $585,000(list price $559,000) in October.
It was a particularly active year in 2015 for sales in the complex with six reported closed transactions. These sales ranged from $459,000 to $710,000 with an average sales price of $574,667(median sales price $569,000). They sold at 102.38% of list price and for $418.03 per square foot on average.
In full year 2014, there were four closed sales ranging from $450,500 to $585,000 with an average sales price of $537,125(median $556,500). They sold at 101.73% of last list price and for $432.92 per square foot on average.
In 2013, there were four closed transactions ranging in price from $415,000 to $535,000 with an average sales price of $487,725(median $500,450). They sold at an average 101.92% of last list price and for an average price per square foot of $382.33.
In 2012, there were only two sales. A two bedroom floor plan closed for $427,000 while three bedroom unit sold for $505,000.
When looking at the findings in a report such as this, a more thorough investigation will be necessary for a buyer crafting an offer to purchase or for a homeowner to determine an appropriate list price. The mix in sales can have an impact on the average/median statistics. Location within the complex, condition, updates(or lack thereof), emotional appeal and timing all come into play.
