I generally hate hoisting myself up on my soapbox but the market in Toledo, Ohio has led me to some of my more drastic behaviour. This blog is intended for sellers everywhere especially to the sellers in Toledo, Maumee, Perrysburg, Holland, Oregon and Rossford, Ohio. The media continually tells us the bad news of our real estate market. Personally I haven't found that to be so. Realistically, it is different than it has been in the fairly recent past, but homes are selling. People are moving. Families are expanding and needing more space. Children are leaving home and parents are downsizing. Folks are getting transferred in and out of town. Fact is, houses are selling. So if you are genuinely interested in selling your home for whatever reason may I suggest that you turn your attention to securing the services of a real estate professional. Consider first the condition of the property in question....Look at it through a buyers eyes. Would you want to live there? Would you want to buy the place? Sometimes a few well spent dollars and some clean up are well worth the investment. If you have to put $1500 in to spruce the place up to get $5000 out is that not worth the investment? Consider this idea, instead of listing your property with the idea in mind of having to haggle over the price why not price it at the place where it will and should sell? If you have a $150,000 property listing price that all indicators (this is where a real estate professional comes in besides all the other services that they can provide in explaining the forms, negotiating the deal, offering advice and marketing your property to its fullest extent) show will sell for between $142,000 and $145,000 why not just price it there? I'm a big one for using examples. Let's say you list your property for $150,000 along with all the other properties that are listed at $150,000. Buyers will be looking in the $140,000 to $155,000 range. When they come upon your property that should by all standards be listed at $150,000 and you have it priced at its selling price of $143,900 won't it now become the most attractive property on the market considering all the rest are priced higher that are comparable? Won't this get them excited about placing an offer very near or at the price advertised since they know it is better than the other properties listed above it? Buyers are doing their homework. The internet has oodles of resources for them to check values. As a savvy seller you should wrap your mind around what is going on in a buyers head and face them head on with the facts of market value. Just some food for thought in this different market. If you are buying after your sale, you'll be one step ahead in the process by working with a real estate professional and knowing the market.

Thats it, just keep your eyes and ears open. I buy and sell property internationally as a hobby . Profit is always out there. Sometimes you just have to remember to sharpen your pencil. Last month I sold a string of property to Habitat for Humanity. Everyone came out ahead and the world is a better place.
