This Buyer had determination and goals to buy a home this year! Have to commend a first time Buyer to continue on the journey to buy a home when the first transaction goes South! This Buyer had a home earlier this year under contract that had a clouded title and the home was not salable. Luckily, the Seller/listing agent refunded this Buyer all his money expended on the appraisal and inspections!
This beautiful home had several offers in the first weekend on the market, and my Buyer did not win the bid. He LOVED this home, and I thought maybe we should write a BACK-UP offer to ensure if it should fall, he would win the bid the second time around! Well, that is exactly what happened. The first Buyer terminated, and HAPPY DAYS! Another reason to write a back-up, just in case. This transaction is so much different, a home very well maintained by the Seller and he took great care in everything in his home! They are looking forward to moving in and enjoying the larger space than their current apartment, and especially having a garage!
The inspection yielded a few items, but the Seller and listing agent were amiable, and we agreed fairly quickly. The appraisal we thought would be another hurdle, but came in at value with no VA conditions! HIP HIP HOORAY!
Sometimes can be nerve-racking to do the walk through and wonder how the Seller has left the home. To my complete amazement, it was spotless! After the walk through, they went to Lowe's to pick out some paint colors to get started painting and putting their touch on their new home.

This beautiful home is now SOLD, but can help with any other homes in this area!
