Austin has several wonderful neighborhoods in the central part of town. One of my favorites is Tarrytown. The schools in this area also have a great reputation. You may determine this for yourself by visiting www.GreatSchools.com or www.SchoolMatters.org. There are numerous fantastic dining options and even some great shopping in the smaller boutiques. This neighborhood is primarily comprised of homes built in the 1920's to 1950's. However due to the age of some homes there has been a recent influx of new construction when the original homes are in too poor of a condition to simply remodel. Builders buy these "Scrapers" and build one or two crand new homes on that lot. Often they make them a condo association of just 2 units. So even though it looks like a free-standing home, it may be a condo.
In the last 30 days there have been: 7 homes actively for sale, 4 that are under contract, and 3 that have just sold. These homes range in price from $740K up to $2.6 million. The average "Sold" price per square foot is $352., the high PPSF is $464. The homes that are fixer uppers or to be scraped to make way for new homes sell for about $248 per square foot. That is basically the lot value. Typically it takes about 67 days on the market to sell a home in Tarrytown.
