Homes Sold:  59 (1 Bank/Government Owned, 0 Short Sale, 4 New Construction) UP 24

Average Price:  $282,285 UP $38k

Median Price:  $228,000 UP $6k 

Days on Market Average:  45 DOWN 27  (Median 9 days)

Homes Active 7/6/17:  104 SAME

Homes Pending 7/6/17:  92  UP 4

Sales/List %:  97.6%  UP .9%

Most Expensive Home Sold:  $920,000

Least Expensive Home Sold:  $52,500

 

So what are the key takeaways from this month's numbers? 

  • Completed sales jumped significantly and was the 3rd best month for total sales since January 2010.  The only two better months?  The last two Junes. 
  • Prices were up, especially for the average prices due to 22 homes selling for more than $300,000.  With only 2 sold below $100,000, the average price almost had to go up.  Median prices however were not much higher than the previous month.
  • Of the 104 homes for sale, 28 are new construction.
  • With 92 homes under contract, next month should also be solid for completed sales.
  • Median time to go under contract is just over a week!
  • Distressed properties continue to be almost nonexistent. Only 1 of the 59 sales was a foreclosure, and of the 104 homes on market only 1 is bank owned or short sales.

So what does this mean to you as a Lebanon single family home owner? 

Inventory levels are about the same and if you look at the sales chart you know to expect another 2-3 months of very strong sales.  If a buyer MUST buy, then this works to your advantage.  That doesn't mean a home that is in poor condition or not priced right will still sell.

The market is picking up speed and there's still a shortage of homes for sale.  We still (and will ALWAYS) recommend acting fast if you see a home you love!   Watch for new homes for sale that fit your needs and ACT quickly. 

The selection of foreclosed/short sale homes is minimal to nonexistent, so don't count on finding one to buy, much less one in good condition.
