Here are 5 items to place on your home sales checklist prior to showing potential buyers your listing. 

1. Remove all Clutter

You want all rooms to look large and open, right? Clutter is the fastest way to kill this illusion. 

2. Double Check Home Improvements

Circle back to your initial home improvement list and double check that all changes you and the seller agreed upon were made. Sometimes things can slip through the cracks. 

3. Make the Environment as Inviting as Possible
When someone does make an appointment to see the property, try throwing in a sheet of cookies to make the home smell extra inviting. If you don't have time to do that, just make sure that there are no offensive odors and light a candle if necessary to freshen things up.

4. Set Seller Expectations About Showings

Some sellers still believe that there is nothing wrong with being present for a showing! Squash that thought before it becomes an issue. Explain that the house will need to be empty for each and every appointment. 

5. Consider First Impressions

Take a second look at the outside of the property. Are you maximizing curb appeal? Make sure all items are in their proper places, the landscape is well-kept and everything looks tidy.
