The Anthem real estate market entered summer strong. The total number of homes sold was up 33% from May, and up 27% from June 2016. The average sale price increased 5% over May and up 3% year over year. The 12 month moving average continues to remain flat month over month and is now only up 3% from last year. The price per square foot declined 3% from May and was up 6% year over year. The decline in the price per square foot could be attributed to larger homes selling, which usulally have a lower price per square foot. The days on market decreased, now standing at 68 days, down 13% from May and down 23% from June 2016. The burn rate, (or homes under contract versus homes on the market) is now about 2.47 month’s supply, still signalling a sellers market. There are now 169 homes on the market in Anthem, and 115 homes pending/under contract.

Avg. Days on Market (Solds): 68 (Down 13% from May '17, Down 23% from June '16)
Highest Sold: $760,000
Lowest Sold: $156,000
