How Long do Appliances and Mechanicals Usually Last?

I always expect a question from one client is an indication of many more people with the same unasked question. So when I got a call today asking me how long appliances last, I figured it was time to publish a list. Of course always keep in mind that the quality of your appliances and mechanicals in the first place and how much you use them and how well you treat them will have a big impact on life expectancy, but here are some general guidelines compiled from various sources.

MECHANICALS

  • Air conditioners: 7-15 years
  • Boilers (electric): 13 years
  • Boilers (gas): 20-40 years
  • Furnaces: 15-25 years
  • Water Heaters: 10-20 years

APPLIANCES

  • Dishwashers: 9 years
  • Gas Ranges: 15-18 years
  • Electric Ranges: 13-15 years
  • Microwave Ovens: 9 years
  • Refrigerators: 10-13 years
  • Freezers: 10-15 years
  • Dryers: 13 years
  • Washing Machines: 10-15 years
