Condos are continuing to sell fast in Old Town which is keeping the seller's market, we've been watching, going strong. Interestingly, this is in contrast to the Gold Coast, the small neighborhood just south of Old Town, which as we saw in our report yesterday, is in a balanced market and in some price ranges even in a buyer's market. This is a great example of how local real estate is. And how even among the many, many neighborhoods in Chicago you can find big differences in how the market is behaving. The median sales price for condos in Old Town was $330,000.

There has been a nice spike in listings among the townhomes, which is great! They are still very much in a seller's market, but with a few more choices buyers can feel more confident that the home they choose is one they will enjoy for a long time. The median sales price among townhomes was $626,000.

Housing Type: Single Family
We've seen a slight increase in listings in the higher price ranges, which is pushing them into a balanced market. The average closing time overall was 97 days. However, the home that has a listing time of 995 days is still under contract. We'll keep an eye out for when it closes to see what affect it has on the market. The median sales price of single family homes was $1,350,000.
