Nick, where have you been, what have you been doing?
Being a Tredyffrin Easttown Realtor can be erratic. We all try to create a rythm to our lives, having set times for specific work, but the nature of the job is to satisfy your clients and wow them with superior service. So, that rythm does not always work out. As an agent I am putting my clients needs ahead of my own within reason. But a hot market means you need to be available to show properties.
The past couple of weeks have been busy. July the 4th weekend I had family come to town and they kept us busy. I stopped over to read some posts on Active Rain but could not find the time to write any posts.
Then when they left my phone started ringing. Our market has been very hot this year and working with buyers is hard as you have to act quickly as many homes have multiple offers.
Several buyers have wanted to see different properties, this past weekend I was out with three different clients looking at 5 different properties.
We had gone a listing presentation and missed one local listing when another agent promised them a higher price to list at. I had suggested a lower price to encourage multiple offers. Well even at the higher price they got multiple offers and the house sold in 5 days. Oh well move on to the next client.
Then this week, an agent from my office who has put their license in referral status, called to say he wondered if I would be interested in listing a neighbors home. Yes, please. So Trudy and I met him that day, looked over the house and I am preparing to meet the owner soon. This will be a home for a builder or contractor who wants to do some repairs and updates and resell the home once this has been done. Lovely home, with great bones, just in need of some loving care being applied. The agents reason for calling me was because I know Tredyffrin Easttown and have a real presence in the market, all that blogging and SEO is paying off.
Another friend who moved out of the area called, his mother in law wants to list her home, can I help, so I will be meeting with her this weekend to discuss her needs and how we can help. Time spent getting ready for that meeting.
Last week a past client emailed me in response to an email notification of a recent sale that they are considering selling an investment home they have, would I be interested, so I met with them this week to advise them what needed doing and how we can proceed. Followed up with some calls to the condo association to find the capital fund contribution rates and if I am able to put up sale signs. No sale signs allowed, even in the homes windows, but Open House signs are on the day of the Open House.
Then my overseas client who bought a home recently called, his wife was coming into town, and she wondered if she could see the home they had bought. She came straight from the airport, and luckily she liked the house, took some time to walk the neighborhood and we met up again on Monday as she needed to meet with some contractors to discuss potential work they want to do. She was very happy and really liked the house after spending time there on Monday. Sigh of relief for him and me.
I have a settlement next week and was chasing up some last minute items the bank needs before they can issue the clear to close and my title office was having problems getting the paperwork from the sellers office. A few phone calls and emails and everything was resolved. Now we are waiting on the bank.
So, I have just been so busy that posts to my Active Rain blog have had to
wait, hopefully we will be writing some "new listing" posts soon to be followed closely by some "Sold" posts.
In among all this, we had to get some ice cream breaks, and some walking breaks in as well.
