Mid-Year 2017 Market Review
This is a real estate market activity report for the Daisy Villa neighborhood in Northeast Pasadena 91107. In this report I will share sales information for the first six months of 2017 along with a comparison of closed transactions for the same time period from the previous three years. In addition I am including a recap of Daisy Villa homes currently for sale and in escrow.
Statistical information has been gathered from our local multiple listing service(mls) and may not reflect all transactions in the neighborhood.
For purposes of this report, I am using the following boundaries for Daisy Villa which extend a bit beyond the usual borders: the Foothill Freeway as its southern border, the Eaton Wash as the eastern boundary and Sierra Madre Boulevard as its western and northern border(the street curves east as it passes Victory Park and Pasadena High School into the Hastings Ranch neighborhood and the city’s eastern border. Daisy Villa is named for two streets in the neighborhood Daisy Avenue and Villa Streets.
Just north of Daisy Villa you will find the final destination of Pasadena’s famous Rose Parade each January known as the Showcase of Floats - an opportunity to see the floats upfront -- lots of eye candy. Abundant shopping, dining, cultural, entertainment and recreation destinations are also easily accessible in the neighborhood as well as is the Gold Line station at Sierra Madre Villa.
Homes in this Pasadena neighborhood were generally built from the 1920s to the 1970s on tree-lined streets with a variety of architectural styles represented in primarily single level floor plans. An especially nice feature are the multiple parks which are within a short stroll. The expansive Victory Park as well as Vina Vieja Park which has off-leash areas for dogs are nearby too. The popular Farmers Market is held each Saturday at Pasadena High School.
There were seven mls-reported closed sales from January through June 2017 in Daisy Villa. These transactions ranged from $637,000 to $940,000 with an average sales price of $758,143(median sales price $660,000). They sold at 99.25% and for $486.25 per square foot on average for the six month period. There are currently three homes on the market for sale ranging from $739,000 to $815,000. There is one neighborhood home in escrow.
In the first six months of 2016, there were nine reported closed transactions ranging from $661,400 to $960,000 with an average sales price of $802,100(median $812,000). They sold at 99.49% of last list price and for $469.37 per square foot on average.
In the first six months of 2015, there were four closed transactions reported ranging from $525,600 to $1,150,000 with an average of $802,650(median $802,650). They sold at 101.48% of last list price and for $503.13 per square foot on average.
In the same January through June time period in 2014, there were sales reported ranging from $537,500 to $903,000 with an average sales price of $726,898(median $742,944). They sold at 101.54% of last list price and for $438.69 per square foot on average.
As is true in many Pasadena neighborhoods, it should be noted that home sizes can vary in Daisy Villa. Other nuances in this neighborhood include location within Daisy Villa, condition, updates(as well as the lack of them), emotional appeal, timing and other factors. This is clearly reflected in the statistics that show up in a market report. The mix of sales has an impact as do other factors.
