Getting the Most Out Your Real Estate Agent

    Once you have chosen the  real estate agent to represent your sale, get to know them. Try and deal with the same staff members each time you call and learn to trust them. Don’t be afraid to point out anything you are not happy with though, remember you are the customer and are paying for their services.

    Make sure you're happy with the particulars on your property. Read the text and study the photographs, if you are not happy with either, tell them ASAP. Don’t think you're going to offend the real estate agent by saying you're not happy with his photography - if the property does not look appealing on the photographs, you won’t get viewers through the door.

     Likewise with the Internet, if it is advertised on a web site, check the particulars and view the photographs and virtual tour.

Some questions to ask yourself:

 

  • Do the photographs show the best of the property?
  • Do they portray its size well?
  • Is there enough light?
  • Does it looking appealing?
  • Are the rooms viewed at the right angle?
  • Has the photographer captured the property’s best features?
  • Are there things in the photo (check the reflections in the mirrors) that should not be photographed?

 

Of course, by now you know that before any photographs have been taken the property needs to be prepared for the market.

This is not your agent's job, although some may give advice on items that need to be removed or cleaned. Their expertise is on marketing and selling the home, not in preparing it to be sold. For that you need a professional home stager or Realtor/Staging Specialist  who knows your market and can make your home an object of desire for a large number of buyers.

Kathleen, good to see you and I like the new photo.  I really wish that buyers would do the items in your blog and more.  I guess that ASSume that the agent will take care of it all and read their minds once that they sign the listing agreement. \

Whenever my staging clients start complaining about their agents (and it happens a lot), I suggest that they need to call the agent and talk with them and THEY need to be on top of what is happening with their listing.  Squeeky wheel you know.  

AND the photography...yikes that's one of my current soap box issues with agents.  Makes me crazy what they do and don't do.

I tend to go over where, what the agents should be photographing or even send them my photos to use on MLS.

Most agents do not know how to take proper photos to highlight the property.  Especially to enhance the staging.

They are always grateful for the input.

Oh my, Realtors everywhere are cringing.  But then most of us surpass your minimum requirements. Clients don't always know the nuances of why we say what we say in ads, fliers, etc.  Photos of course should be excellent ones, however you are assuming the client knows better than the Realtor what are good photos.  I have had clients who think their antique something is awesome and it's too big for the space.  Those would be the people who want you to take a photo of the huge yard and it shows junk leaning on the shed.  Let's let the Realtor decide with the stager about those things.  You hire a professional Realtor and stager for their expertise, let's let them give it without having the owner do the second guessing please.  And, the Realtor is the stager's best client, so guiding your Realtor and/or helping with the areas you think they don't see is way more helpful than having the seller decide what goes on the flier or in the photos.  Just my opinion as a Realtor, of course AND I am sure that's what you meant.

There is a statisic that proves that the more photos that are on the internet the faster the home will sell. If the photos are not staged it will hurt the sale.  All great infor in line with your blog! Kym
