Advice needed: water coming into transite heating system?

I sold a home about a year ago and for the second spring my clients are getting water into their heating system which is run underground.  It seems that the heating is below the drain tile.  I've talked with one agent who has run into a similar issue.  If you have come across this before and have any words of wisdom, my clients and I would be very appreciative!  Thanks.
