The weather?  Well, it was just beautiful this past week.  A bit on the muggy side....Buyers were undoubtedly lounging on the beach, soaking up the sun and cooling off in the ocean, which resulted in less real estate activity than what we/ve been seeing.  Take a look for yourself:

Kaiulani 71 is available for $825K. It sold before for $795K in 12/08.  Kamahana 28 is priced at $449K. The most recent sale was in 5/10 for $260K. Purchased in 12/06 from the developer for $776K, Nihilani 25B is available for $625K. It was listed before from 9/16 to 5/17 for $625K

 

Contingent:

 

After 722 days, Nihilani 8D went into escrow priced at $595K. The last sale was in 2/10 for $370K.

 

Emmalani Court 321 is priced at $734,500 and last sold for $790K in 8/06. After 10 market days it found a buyer.

 

Sales:

 

Priced at $429,500, Puamana 23B sold for $415K cash after 286 days. It sold previously for $65K as a leasehold unit in 8/99, converting to fee simple in 5/00 for $35,700.

 

Withdrawn:

 

After 211 days while priced at $1.450M, Kaiulani 6 was withdrawn from the market. The last sale was in 2/13 for $1.2M.

 

Price Changes:

 

Kaiulani 75 went to $950K from $1.199M one day and right back up again the following day. The most recent sale was for $780K in 10/15. Pali Ke Kua 107 reduced by $20K and is now priced at $659K. The seller paid $56K in 7/73 for a leasehold unit, converting to fee simple for $10,600 in 6/81. Puu Poa 102 is available for $1.275M after a $5K reduction. The last sale of this unit was in 7/13 for $920K.

 

Now onto the Princeville Kauai single family home update which was vitually non-existent:

Still under construction, 4011 Aloalii is priced at $2.6M.  Land for this home sold in 1/17 for $445K.

 

Withdrawn:

 

 4114 Nalani was on the market at $1.285M for 302 days when it was withdrawn.  It sold for $1.2M in 3/08.  It reduced from $1.290M to $1.285M the day before it was withdrawn.
