It was yet another busy week for both condos and homes as we push forward towards the goal of exceeding the 90 sales from July 2016.  As of today, Sunday we are at 74 sales with a week to go.  Here is your update:

New Listings:

Kaiulani had a busy week as you’ll see while reading through the update. Unit 70 is available for $795K since selling for $665K in 5/12 from the developer.

Nihilani 14B is newly listed for $595K. The seller bought this unit in 5/10 for $357,750.

Emmalani Court 214 returns to the market priced at $599K. Purchased in 12/14 for $479K, this unit was listed previously from 7/16 to 2/17starting at $629K, reducing to $520K.

Back on the Market:

Kaiulani 43, priced at $1.225M, is back on the market after going into escrow on 6/30. The condo sold for $1.175M in 6/11.

Cliffs 3301 is back on the market after expiring the day before. It is listed for $469K and sold as a leasehold unit in 2/81 for $176,600. The fee was purchased in 2/97 for $38K.

Contingent:

Kaiulani 12 is now in escrow with a list price of $1.239M. The condo sold from the developer in 2/08 for $1,732,190. 

Kaiulani 4 went into escrow while priced at $1.295M. This is one of the developer’s last remaining units.

Bank owned Nihilani 26C is in escrow while priced at $654,900. The prior sale was from the developer in 12/06 for #864,610.

Sales:

Alii Kai 1101 was priced at $459K and sold for $451K cash. The last sale was in 12/03 for $365K.

Plantation 1221 sold for $645K while priced at $649K.   The unit was purchased previously in 1/06 from the developer for $523,993.

 Price Changes:

 Kaiulani 42 increased from $1.375M to $1.399M. It sold for $1.4M in 2/17.  Puu Poa 102 reduced yet again by $5K and is now $1.270M.

New Listings:

 4812 Emmalani Drive is listed for $845K.  It sold for $360K in 10/00.  It was listed before from 5/08 to 4/09 starting at $895K and reducing to $749K. 

 4050 Kaahumanu place came on the market priced at $1.190M.  Land for the home was purchased in 1/04 for $298K. The home was built later that same year.

 5045 Kapiolani is priced at $3.170M.  This home sold before in 6/10 for $2.170M. 

 Back on the Market:

 5362 Honoiki is back on the market after showing as briefly under contract. It is priced at $1.350M. The home was purchased in 12/97 for $400K.  

 Priced at $1.375M, 5332 Honoiki also came back on the market after a short time in escrow.  It sold for $935K in 10/14.

 Contingent:

 Priced at $849K, 4206 Kinau Place went into escrow.  The seller paid $320K for the home in 12/00. 

 5135 Iolani Place is in escrow while priced at $949K.  The seller paid $521,200 for the home in 10/01. 

 Sales:

 4131 Aloalii sold for $2.9M while listed for $3.590M. The seller paid $210K for land in 12/98 and built the house in 2004.

 3780 Milimalani sold for $770K while listed for $780K.  The prior sale was in 10/04 for $690K. 

 It only took 22 days for 4537 Emmalani to sell for $850K cash while listed for $888K.  The seller paid $165K for land in 6/93 and built the home in 95. 

 Under Contract:

 5348 Honoiki moved from in escrow to under contract and should be closing soon.  It is priced at $1.499M. 

 Withdrawn:

 After 298 days, priced at $2.450M, 3981 Aloalii was withdrawn.  The most recent sale was for $1.450M in 6/15.

 Price Changes:

 4133 Rooke Place is $1.120M after a $5K reduction.  Land sold in 6/03 for $323K and the home was built the following year.

 5276 Pokii Lane made a $25K price reduction to arrive at a new list price of $1.170M.  The home sold for $630K in 9/02.
