Canned Listing Presentations: Sell Yourself or Sell Your Agency?

I am curious to know what your thoughts are on the idea of canned listing presentations.

What would you think if your managing broker, or agency, came to you and said "your listing presentations had to have these 12 points in it, and you have to present them in this order."

Not only that, but they went on to say that you couldn't set, or go on, any listing appointments until you went to a two week, intensive training course where you would roll play the listing presentation with your fellow agents and REALTORS until they were happy with your ability to overcome objections...

Please, if you are reading this, give me your comments. I have come across this scenario and really want to hear from the ActiveRain community how this would go over. Would you like this or.....

Making Agents Memorable

I'm not sure how I feel about forcing agents to go to a workshop, but fine tuning a pitch and role playing are essential building blocks when it comes to making any sale. Before we earn the ability to improvise, we have to master the fundamentals.

It is great to have a blue print, after that you customize your listing presentation and adjust to a situation. 

I like the companies who provide their agents with a beautifully printed listing presentation.

The strength of your listing presentation is knowing what to say,

the depth of your listing presentation is having answers to their objections. 

Believe in what you do and what you say, look professional, and be professional always.
