My sellers received a free rent-back for about 3 weeks when I negotiated the sale of their home in Franklin Crossing, a newer subdivision of homes in Elk Grove. You know, I don't even know why we call that situation a "free rent-back" because that's an oxymoron.



But one thing I know for certain, the neighbors will be yakking about this sale. It will help to bring up the values in the area. You can't go wrong with a cash sale far exceeding list price. Good morning, Elizabeth -- so now those buyers who "lost" this Franklin Crossing home have it as a reference point which likely will influence the price of the home they eventually purchase.  Yes, I do believe your strategy is helping homeowners/sellers in Elk Grove.  And everywhere else you practice.   Good job.

Michael Jacobs This particular sale I had to vie for the listing by doing a listing presentation. Most of my sellers just call me, but these guys put me through the ropes, LOL. It's OK, though.

Kathleen Daniels Free occupancy to the seller after closing. I think they had 3 weeks to move without being charged for it. You're right, it doesn't get any better than that. Especially when sellers are moving cross country. You don't need to be closing on the same day you're trying to pack up your truck, been there and done that, no thank you.
