"Worst Case Scenario" in Real Estate!

As you probably already know .... not every real estate transaction is smooth sailing and sometimes the unexpected pops up!  Here are a few things that might happen in a "worst case scenario" but I hope it doesn't!


  • Oh My ... There's MOLD!! YIKES!  This is why inspections are so important as a buyer AND a seller with a "pre-listing" inspection.
  • Buyers Remorse! Sometimes buyers get caught up in the moment especially if their were several interested parties and there was a bidding war but then the "3 a.m. ... sit straight up in bed thinking what the heck have I done" thoughts start to haunt you!
  • Sellers Remorse!  EVEN WORSE!!  But it can happen! Sometimes sellers start to think about what they really have and have a change of heart or maybe that job transfer didn't come through, etc... 
  • NEW CAR .. OH NO!  The buyers got so excited and thought "New Home = New Car" and went out and got a new car loan before closing!

Been there already this year.  Week before closing, seller decides they can't buy the new home they wanted because of credit issues, so they decided to stay in their home.

These all happen! Luckily they are all fairly rare, but I had a buyer who purchased a new car during the deal. Yikes.
