My seller was in a very strong bargaining position knowing that his was one of the few homes that was really in 'Move-In' Condition.
This home was list priced at $334,500 and sold at $325,000 with no seller assistance to the buyer.
Now for the fun: Zillow originally opined through its totally 'accurate' Zestimate that the home was worth $274,000. When they refused to adjust, my seller advised me to cease syndication to Zillow and agreed with my initial advice that Zillow knows nothing and will become a detriment to selling home for the true value. I battled with them explaining that they had no idea of home values and should remove the listing from their site.
Hey Zillow; what do you say to this outcome? EH?
The public will be better served if they will rely on the professionals who know the local market and stop wasting their time visiting worthless, time-wasting websites.
In addition, stop insisting that your home be posted on these meaningless websites and let your Professional do what you hired him/her to do. We are the experts, not you and certainly not Zillow!
My seller learned a valuable lesson and it only cost him a few sleepless nights and a bit of marketing time to pull this off Zillow.
The laughable final point: Zillow now shows the Zestimate Value at $312,077 and Off-Market. Don't you suppose it would pick-up the fact it sold for $325,000?
The lesson for today:
If you want to get top dollar for your home, stop wasting your time with Zillow to micro-analyze and call your local professional.
