The temperature this week was warm and wonderful but the real estate was hotter. Single family homes were on fire as no less than five homes went into escrow, as well as two condos. Take a look for yourself:

Back on the Market:

Kaiulani 12 is back on the market for $1.239M since going into escrow on 7/20. The unit was purchased in 2/08 from the developer for $1,732,190.

Contingent:

Priced at $1.225M, Kaiulani 43 went into escrow. The last sale was in 6/11 for $1.175M.

Nihilani 32B found a buyer while priced at $655K. The seller paid $589K for this unit in 4/17.

Sales:

Villas on the Prince 21 had a list price of $699.5K and sold for $710K cash. It just sold in 3/15 for $675K.

Under Contract:

Puamana 6C, priced at $395K, went from in escrow to under contract and should be closing soon. That’s it for condos! Not even any price changes this week so now, on to your Princeville Kauai single family home update:

3991 Aloalii sold for $1.150M in 12/06 and is now in escrow while priced at $1.590M.

4812 Emmalani Drive found a buyer in only 3 days while priced at $845K. The seller paid $360K for the home in 10/00.

Priced at $1.295M, 5260 Honoiki went into escrow within 34 days. It sold for $1.550M in 5/06.

5362 Honoiki sold for $490K in 12/97. It went into escrow priced at $1.350M.

Listed for $3.490M, 3771 Punahele found a buyer. The seller bought this home for $1.450M in 10/00.

Sales:

5348 Honoiki sold for $1.4M cash while priced at $1.499M. The seller paid $600K for this home in 12/12.

Temporarily Withdrawn:

5332 Honoiki was withdrawn priced at $1.375M after 24 days. It sold for $935K in 10/14.

Price Changes:

3697 Albert increased by $100K and has a new list price of $1.290M. The previous purchase was for $1.065M in 12/04.

4170 Kalani Place reduced by $80K and is now priced at $1.299M. The last sale was for $1.2M in 10/05.

So far the month has ended with 93 sales, which are 3 more than last July. There’s a chance a few more may appear as agents catch up with reporting their sales. For now, that’s it for this week. I hope you’ve spent some time down in Koloa enjoying Plantation days.
