The first 6 months of 2017 in the 92008 area of Carlsbad has been a busy housing market, with some shifts from the same time period in 2016 (here's a link to the Q2 market report for 92008 for single family homes). For purposes of this market report we will look at the activity for condos, townhomes and twin homes during the 2nd quarter, April through June.
The Carlsbad 92008 area includes Carlsbad Village, Telescope Point, Olde Carlsbad and The Barrio, beach-front areas south along Carlsbad Boulevard to the oceanfront neighborhood of Terramar, the lagoon-front neighborhood of Bay Cove (condos and single family homes), several condo communities and residential neighborhoods close to the Agua Hedionda Lagoon, and more, with a mix of attached (condos, town homes, twin homes) and detached single family homes.
CONDOS, TOWNHOMES AND TWIN HOME SALES
42 condos, townhomes, and twin homes sold, 11% fewer than the same period in 2016
The average sales price was $741,254, up 11% from 2016
Sales prices ranged from $239,000 to $2,000,000
Marketing time averaged 29 days, compared to 38 days in 2016
Homes sold for 98% of asking price on average, but with 43% of the properties selling at list price or above. 1 out of 4 home sales (26%) was a cash transaction.
CURRENT LISTINGS AND PENDINGS (as of July 23)
36 condos, townhomes and twin homes for sale, ranging in price from $329,000 (for a 944 SF 2-bedroom 2-bath condo) to $2,999,000 for a new custom built 2630 SF ocean-view condo in Carlsbad Village.
Average list price is $1,192,777 (with 13 homes listed at over $1M )
Homes have been on the market an average of 43 days.
21 condos, townhomes and twin homes are pending, priced from $249,000 to $1,915,000
Average marketing time was 23 days for the pending homes
Inventory in the Carlsbad 92008 area remains limited. At the current rate of sales, there is only 2.6 months of available inventory, a market that strongly favors sellers (there is less than 2 months of inventory for homes under $1M).
