North Pasadena Heights Landmark District Historic Homes
A Look At The Neighborhood Real Estate Market Mid-Year 2017
This is a real estate market activity report for the North Pasadena Heights neighborhood for the first half of 2017 with a comparison to sales in the same period of time in the previous two years. In addition I will share a recap of homes currently for sale and in escrow. The statistical information in this report has been gathered from our local multiple listing service(mls) and may not include all transactions in the neighborhood.
Established as a Pasadena landmark district in 2006, the boundaries of North Pasadena Heights are Paloma Street(South), Whitefield Road(north) between Hill and Allen avenues. Homes and lot sizes vary from quite small to large with a variety of architectural styles represented on the tree-lined streets. The largest homes are typically found on Mountain and Casa Grande streets both which are particularly wide as well further enhancing the residences.
The central location is just north of the Foothill (210)Freeway and is close to the Gold Line light rail station at Allen Avenue. It is not far from much of the shopping, dining, culture and recreation opportunities that make Pasadena a popular place to live, work and play. '
From January through June 2017, there were four mls-reported closed transactions. These sales ranged from $522,500 to $1,320,000 with an average sales price of $891,875(median sales price $862,500). Although two of the homes sold substantially over their last list price, the average for all homes was 94.58% and the price per square foot was $578.43.
One of the homes sold during the first half of the year was an approximately 2019 square foot fixer on a lot just under ½ acre. It was listed for $1,299,000 and sold for $1,025,000. I thought that was a bit odd so I investigated further and discovered this home sold again(not on the open market or reflected in the mls). The selling price(about six weeks after that initial closing) was $1,325,000. I don’t know the backstory(well, not yet at least) but it makes for some interesting conversation when discussing trends in the market.
There are currently no properties for sale in North Pasadena Heights with two homes in escrow.
In the first six months of 2016, there were six reported sales, These sales ranged from $625,000 to $1,465,000 with an average price of $979,833(median $817,000). Five of these transactions had final sales prices in excess of their list price for an average 100.29%. The average price per square foot for the period was $485.15.
In the first half of 2015 there were five closed sales reported ranging from $783,000 to $1,650,000 with an average of $1,080,100(median $1,000,000). They sold at 96.39% of last list price and for $430.10 per square foot on average.
In the same six month time period in 2014, there were three reported sales. The sales ranged from $515,000 to $1,307,065 with an average price of $810,022(median $608,000). They sold at 100.17% of last list price and for $492.01 per square foot on average.
Historically, there is not a large turnover of homes in the North Pasadena Heights landmark district. As a point of reference while gathering data for this report, I found that last year at this time, there were three homes on the market for sale in the neighborhood(with an additional four in escrow). This year - no homes on the market, two in escrow.
It is also important to remain mindful that the size of the home and lot along with condition in this neighborhood vary greatly.
For a homeowner thinking of selling, a more thorough analysis of a property than space permits here will be necessary. In my property specific analysis, I will share with you not just the differences in home and lot sizes but the updates(or lack thereof), location within the neighborhood, condition, emotional appeal and other factors of each comparable home.
